What is the minimum acreage to build a house?

For a vacant lot that existed prior to 2003, no minimum lot size is required to construct a single family home.  Even if that lot is undersized per the Zoning Regulations, it is considered legally nonconforming or “grandfathered”.  An A-2 property survey is required showing the proposed house location, required building setbacks, septic, driveway, grading, etc.  The Northeast District Department of Health must approve the septic location and design, and if wetlands are within 150 feet of any proposed disturbance, an Inland Wetlands permit will also be required prior to the issuance of Zoning and Building Permits.
